Villas On The Strand

 
 

In the late 2000’s, the Galveston Housing Authority instituted an aggressive public-housing redevelopment  program throughout the city focused on updating, redeveloping and reconstructing several prime public housing  locations severely damaged or destroyed by Hurricane Ike several years earlier. The need was recognized to  update the housing stock, while also providing displaced and new Galveston residents with more attractive,  affordable and viable housing options that blended with Galveston’s environment and culture.

Formerly known as Magnolia Homes, The Villas on the Strand was developed by the GHA in conjunction with  McCormack Baron Salazar and the Texas General Land Office. The Villas were redeveloped from the ground up  into a 160-unit mixed-income housing community containing garden apartments, townhomes and flats. Adjacent to  University of Texas Medical Branch, the project was developed to appeal to a wide variety of residents representing  a healthy mix of demographics and income levels.

SLS was the general contractor under lead developer MBS for the Villas and worked with the GHA and TXGLO in  the execution of the project. In this role, SLS provided complete construction management and oversight for the  vertical construction, while also performing extensive site development for underground utilities, green space and  new roads. All local labor and material suppliers were used, with SLS required to adhere to strict HUD and  developer standards regarding budget, compliance, safety and quality.
